The tenant application and approval process is competitive allowing us to get you the most money for your property and ensuring your tenant is qualified and will take care of your investment. Additionally, when a tenant moves in, we will plan and provide the services ranging from maintenance work to rent collection.
Our property management and marketing teams work together to ensure your investment starts turning a profit quickly. We market your property on the most visited real estate websites, social media, and search engines so your property will gain exposure online. We also market through print media, and the Pepine brand is easily identifiable.
The Pepine Property Management team will handle all of your property showings so you can focus on other tasks important to you. Our property manager is prompt and quick to respond to requests for showings. Our team is flexible and able to schedule showings while accommodating both the owner and possible tenant.
We thoroughly vet all potential residents who are 18 years old or older through extensive background checks. Our stringent screening process and guidelines are designed to reduce the risk of defaults and evictions for your rental property investment.
We maintain a strict policy for collecting rent payments in a timely manner to minimize the occurrence of late payments. Rent revenue is promptly transferred to your account electronically.
Our staff guarantees that the rental unit is in optimal condition for renting out. Our Property Manager also offers suggestions for any necessary repairs. Mid-lease inspections are carried out by our Property Manager to monitor adherence to the lease agreement and the maintenance of the property.
We will carry out work up to a pre-approved limit of $250. For any work exceeding this limit, we will reach out to the owner for their approval before completing any work unless it is an emergency and the owner has been unresponsive. We issue monthly statements to the owners, detailing the work performed during that month and the corresponding payments, which are sent out on the 10th of each month, minus the cost of the completed work. At the end of the year, we provide owners with an annual statement and a 1099 form for tax purposes.
Pepine Property Management leases are prepared by an attorney to ensure both owners and residents are protected per the Florida Statute.
Our strong partnerships with local suppliers allow us to negotiate favorable pricing that we pass on to our clients, benefiting their investments.
Our goal is to prevent expensive tenant turnover through providing top-notch service to our tenants. This helps us to proactively renew their leases. We also regularly assess the market value of your property and make adjustments to the monthly rent if the market warrants it.
